Location

The ReCycle site occupies 13 acres in the heart of Asheville's bohemian River Arts District. The creative center of this vibrant city, the River Arts District host galleries, studios, and eclectic dining. Adjacent to the French Broad River, the ReCycle site was once the home to America's largest tannery, founded in 1896. Since then it has been converted to storage and studio space. The site, at 339 Old Lyman St, currently holds eleven existing buildings and warehouses. Current zoning allows for 16 units per acre for a total of 350 units.

Concerns

Opportunity is not without challenge and winning designs considered the unique features and limitations of the site.

Proximity to the French Broad River offers opportunities for recreation through designed access sites. Flooding, both during and after construction, and the damages it may incur was considered. Limitation of noise pollution from the nearby railroad was incorporated into the winning designs.

The site also qualifies as an EPA Brownfield site, meaning designs  considered special challenges created by brownfields and contaminated soil and groundwater. While this could affect the layout of the site, winning designs addressed the full implications of a complete rejuvenation of this site.
